The Mall, Ealing

1A and 3 The Mall is a 81 bed best-in-class co-living scheme near Ealing Broadway, West London. Urbane acquired 1A and 3 The Mall (a taxi rank) in November 2019, subject to planning, and subsequently secured consent for 71 units in August 2020, and 81 units in June 2021.

The Squire & Partners interior-designed scheme is expected to be ready for its first residents in late 2023. It will offer 81 high quality ensuite studios across a range of unit types, alongside 1,800 sq ft of amenity space including a south facing roof terrace, co-working space, kitchens and storage for 83 bikes. The BREEAM Very Good scheme has strong environmental and social credentials including an air source heat pump, photovoltaic panels, no gas services, a biophilic design, and a private rooftop for residents to aid wellbeing.

The property is located less than a one-minute walk from Ealing Broadway station, a major single-level interchange station which will connect residents to Heathrow in 15 minutes, Bond Street in 11 minutes, and Canary Wharf in 25 minutes, via the soon to open Elizabeth Line.

In December 2021, Urbane agreed a forward fund with Moorfields on the site. Moorfields are a Tier One Fund, with £3.9bn of assets invested across every real estate sector. Their investment in the Mall is £21milion. Urbane is the First Partner to be selected for their £300mill Zennor Fund.

THE ENTRANCE

The entrance is nestled exclusively along the Mall and is highlighted by its high quality gatehouse and contemporary signage which marks on the street the entrance to the project. Entry is either by fob/digital entry system or, if you are a guest, by video entry intercom connected to the concierge.

Once through the secure bespoke design entrance gate you enter a ‘Mews’ which immerses you in a contemporary route (recessed floor lighting reflect the pattern of the adjacent railway movement) as you walk towards the building. The site is well served by good public parks and green spaces within close walking distance to the site.

THE INTERIOR

The well defined main entrance at ground floor level has a generous entrance lobby that feeds into a central corridor serving communal lounge, laundry room and reception with post room. The glazed entrance foyer invites you into the building, with its natural palette of copper lights, artwork and timber panelled walls.

There is inbuilt locker storage for Amazon (or other deliveries). Immediately off from the ground floor lobby, there is a central core containing a lift and stairwell providing access to every floor.

THE FEATURES

Residents have access to a range of excellent communal areas in the building, these include Coworking spaces. These are located through the building, and have been designed to provide a variety of different work setting for residents. Settings include:
formal desk space, a bookable meeting room, informal seating, informal residents lounge space and external roof terrace space.

All the coworking spaces have a quartz worktop bar/ café zone and breakfast bar. Sparkling/still water and hot drinks are provided on tap, and an ice machine for events. These spaces have been designed flexibility, to allow for changes in layout should the operator require it at different times of the day.

Typical Studio Units

Each unit has been carefully designed to ensure the best use of space, high levels of natural light and outlook, and good quality appliance and furnishings. All floor to ceiling heights are 2.4m high (with 2.3m headheight in the bathrooms). All rooms have full sized bay windows (circa 2m in width) with integrated joinery seating ledge, with excellent natural light, and concealed black out blinds.

Each room has its own MVHR unit bringing in a constant flow of clean, fresh air from the outside, as well as individual air conditioning units (providing heating and cooling) to each room.
